Tenancy Clauses

📝 Configuring Optional Tenancy Clauses

You can customise tenancy agreements by adding optional clauses—such as break clauses, pet clauses, or other bespoke paragraphs—using merge fields. These clauses are managed and inserted via the Additional Clauses feature.


đź”§ How to Set Up Clause Text

  1. Navigate to: File → Configuration → Tenancies → Additional Clauses

  2. Enter and save the clause text you'd like to use.

  3. Insert the relevant Additional Clause merge fields into your Tenancy Agreement using Letter Templates.


🏠 Adding Clauses During Tenancy Setup

When creating a new tenancy, an Additional Clauses step will appear:

  • Click Yes to include clauses.

  • Any clauses linked to the Landlord of the property will be imported automatically.

  • Clauses from the previous tenancy for the same property will also be carried forward.

The Menu button provides the following actions:

Remove a clause from the tenancy

Search for specific text on screen

Find Export to Excel

Export displayed clauses to Microsoft Excel

Refresh

Reload the screen to reflect updates

You can also right-click or use the Menu → Delete option to remove a clause.

To add a new clause, simply click New, enter the details, and once finished, click Next to proceed.
