Property Requirements

To specify a Contact's Property Requirements, from the Contact's screen from the Contact tab of the ribbon menu click the Requirements icon located in the Show group.

 

The Property Requirements screen displays a number of fields used to establish the Contact's property requirements. The information is used to perform Applicant Matching, thus the more accurate the requirement information is made, the more accurate the matching will be.

 

These defaults can be configured against each Property Type and Property Area to specify if it should be selected or deselected when adding a new Contact.

The following details can be specified and these key fields will form the basis for Applicant Matching:

  • Category - select from Buy or Rent

  • Price Range

  • Bedrooms

  • Floor Area (sq ft)

  • Land Area (acres)

  • Garden/Outside Space- select from either Don't MindMust Have or No

  • Land- select from either Don't MindMust Have or No

  • Parking - select from either Don't MindMust Have or No

  • Investment Potential - Don't MindMust Have

  • Garage - select from either Don't MindMust Have or No

  • Development Potential - select from either Don't Mind, Must Have or No

  • Prepared to Update - Yes or No

  • Retirement - select from either Don't Mind or Must Be or No

  • Disabled Access - select from either Don't Mind or Must Have or No

  • Property Age - select from either All, New or Period

  • Riverside- select from either Don't MindMust Have or No 

  • Seaside/Seaviews- select from either Don't MindMust Have or No 

  • Prepared to Update - Yes or No

  • Leisure Facilities- select from either Don't MindMust Have or No 

  • Market Position - select the Contact's buying position from the Property Market Position lookup table.

  • Moving Date - select this box if the Contact has a date they must move by, if this check box is selected a drop-down calendar will appear enabling the date to be entered.

  • Exclude Flats/Apartments On Floors - select whether the Contact requires the following to be excluded

    • Lower Ground Floor

    • Ground Floor

    • 1st Floor Without Lift

    • 1st Floor With Lift

    • 2nd Floor + Without Lift

    • 2nd Floor + With Lift

  • Selling Agent - select the Contact's selling agent from the drop-down list, the lookup table will show only Contacts with a Contact Type of Estate Agent. This option is only available if the Category is Buy.

  • Property Tenures - a list of Property Tenures that can be selected from

  • Property Types - a list of Property Types that can be selected from

  • Property Areas - a list of Property Areas that can be selected from

  • Required Moving Date - the date an Applicant must move by

  • Notes for Additional requirements - free text can be entered here which will appear in the Additional Requirements field on the Applicant List and the Info field on the Contact List.

 

The following Rent requirements i.e. where the Category is Rent can be specified:

  • Select from the list of Smoker, Children, Pets, Benefit and Student

  • Furnished - select from either Don't Mind, Unfurnished, Part Furnished or Fully Furnished

  • Terms - select from either Don't Mind, Short or Long

  • Profession - select a profession from the list of Professions

  • Rental Terms (short, long, not specified)

Contact Property Requirements report can be produced from via the Requirements Report icon on the Advanced tab of the Property Requirements screen.

When entering prices using keystrokes, short cuts make it quicker. For example, type "100K" and this will format as "£100,000", type "1M" and this will format as "£1,000,000"
