Adding a Property

🏠 Setting Up a Property in Acquaint

Before creating a property record in Acquaint, you must first assign an owner. This is a mandatory step—properties cannot be saved without an associated owner.


🚀 Creating a New Property

You can add a new property in one of two ways:

  • From the Properties or Property List screen, click the New button

  • Or, from the Main tab on the ribbon menu, click New Items and select Property


🗂️ Property Screen Overview

The Property screen is divided into multiple sections, accessible via the Show group on the ribbon menu:

  • Main Details

  • Details #2

  • Details #3

  • Services

  • Correspondence

  • Appointments

  • Sent / Offers

  • Rooms

  • Tenancies (for properties with Work Orders)

  • Progression

  • Keys

  • Web Viewings

  • Publications

  • Certificates



📬 Correspondence & Communication Tools

Within the Correspond Group, you can manage communications and tasks related to the property:

  • Match

  • Letter

  • Note

  • Task

  • Map

  • SMS Text

  • Label

  • Email




⚙️ Advanced Property Options

From the Advanced tab, additional tools are available:

  • Copy Property – Duplicate an existing property record

  • Merge Properties – Combine two property records

  • Link To / Unlink – Associate or disassociate properties

  • Sales Commission Invoice – Generate commission documentation

  • Resell Property – For completed sales, this option creates a new listing with the buyer as the new owner

  • QR Code – Generate a QR code for the property

  • Split Landlord Payments – Manage payment distribution

  • Rent Guarantee – Enable rent protection features

  • Property Feedback Report – Generate a feedback summary for the property


⚠️ EPC Compliance Check

When saving a property, Acquaint checks for a valid Energy Performance Certificate (EPC). If none is found:

  • A warning message will appear, advising that listing the property without an EPC violates legislation and may result in a fine

  • If the EPC has been ordered but not yet received, you can click No to bypass the warning and proceed with listing
